Benchmark Construction Consulting provides disciplined owner-side leadership for luxury hospitality renovations, conversions, and repositionings, while also supporting multifamily, mixed-use, and select commercial projects nationwide. We help owners maintain control of scope, budget, schedule, procurement, and delivery from early planning through final turnover.
Our Role
We act as an extension of the owner’s team and serve as the central hub for project coordination. We support owners in selecting and coordinating architects, interior designers, engineers, expediters, purchasing agents, peer reviewers, specialty consultants, vendors, and general contractors. Our focus is clarity, accountability, and owner-first outcomes.

Services by Phase
PHASE 1
Design Oversight and Coordination
We confirm program, budget, and stakeholder goals, then manage the design process with structured meetings, clear deliverables, and early cost checks. This phase focuses on scope clarity, discipline across SD/DD/CD milestones, and proactive identification of risks before they impact budget or schedule.
PHASE 2
Preconstruction
We develop and manage the master budget, master schedule, and procurement plan. We coordinate consultant deliverables, lead value engineering and cost reconciliation, support contractor and vendor procurement, level bids for scope alignment, and support negotiations and contract execution.
PHASE 3
Construction Administration
We lead owner-architect-contractor coordination, monitor execution against scope and milestones, and manage owner-side workflows for RFIs, submittals, change orders, schedule updates, and pay applications. We maintain clear reporting, proactive issue resolution, and on-site support when required.
PHASE 4
Turnover and Closeout
We manage turnover planning, readiness, and final acceptance. This includes punch lists, commissioning coordination, inspections, closeout documentation, and a clean transition to operations.
